Residential Conveyancer – Team Leader
We are recruiting an experienced Conveyancer to join and lead our Residential Conveyancing team in Kingswood on a full-time basis.
You will be dealing with a range of residential property transactions (including sales, purchases, transfers and remortgages) and will be well supported by a Paralegal and Legal Secretary. We focus on high-quality service over quantity of transactions and do not have a ‘high volume’ business model.
Our team has established connections with local estate agents, and we are therefore looking for someone who is engaged and confident with networking and other marketing/business development activities.
The wider Residential Conveyancing team is among the biggest in Bristol, spanning four of our five offices. Our department is highly regarded and we frequently receive excellent reviews on Google and Review Solicitors.
The role
Fee-earning work:
- Progressing matters in a proactive, professional and efficient manner with the aim of concluding cases efficiently whilst achieving good outcomes for clients.
- Complying with the firm’s office manual.
- Interviewing clients, taking instructions and keeping detailed file notes.
- Maintaining file checklists.
- Reviewing compliance documentation and analysing source of funds evidence for AML.
- Issuing client care letters.
- Drafting or considering contract packages.
- Raising enquiries.
- Submitting appropriate searches.
- Drafting title, mortgage and search reports.
- Acting for mortgage lenders.
- Conducting exchanges of contracts.
- Agreeing the form of transfer deeds and raising requisitions.
- Completing matters on schedule.
- Advising clients as to the progress of matters and costs.
- Maintaining adequate and up-to-date knowledge of the law and practice.
- Checking all draft documents.
- Giving undertakings in the approved form in conveyancing matters.
- Participation in marketing activities, whether on a firm-wide, departmental or office basis.
- Notification to the Head of Department as to any complaints received in respect of work undertaken, or service delivery and assistance in resolving any such complaint.
- Ensuring the confidentiality and security of all the firm’s and clients’ documentation and information.
- Compliance with the Solicitors Accounts Rules and the Rules on the Professional Conduct of Solicitors.
- Ensuring good working relationships with external institutions, third parties and organisations.
Accounts procedures:
- Preparation of bills of costs, completion statements, exchanging contracts and obtaining the approval of Accounts for bills.
- Obtaining payment on account from clients.
- Requesting cheques and obtaining authorised signatures.
- Notifying Accounts of department incoming telegraphic transfers.
- Preparing written requests for telegraphic transfer for authorisation.
- Counting money received from clients as payments in.
- Requesting transfer of money between client accounts and the office account.
Team Leader duties:
- Management of the Kingswood Conveyancing team to include hosting a weekly team meeting and monthly 121s with all team members, plus Personal Development Reviews in October and April.
- Monthly 121 meetings with the joint Head of Department (HoD).
- Attendance at quarterly team departmental meetings.
- HR team responsibilities for office team members (for example, recruitment, return to work meetings, probation reviews).
- Technical queries from the office team in conjunction with relevant team leaders and HoDs.
- Training of junior staff in conjunction with relevant team leaders and HoDs.
- Holiday management of the office team members.
- Management of an efficient triage system for new work within the team.
- Undertaking any marketing and or business development work for the team and/or the department as required and attending any relevant meetings.
Any other reasonable duties as directed by the Head of Department.

The ideal candidate
Our ideal candidate will:
- Be a qualified Solicitor, Legal Executive or Licensed Conveyancer.
- Have previous experience and ideally experience in the Bristol property market.
- Have a Law degree; or hold a CILEx Professional Qualification (CPQ).
- Be IT literate and confident in using and adapting to new systems and processes.
- Exercise high standards of client care in a professional and pleasant manner at all times.
- Be enthusiastic about marketing and business development, in particular, social media and networking.
Location and working hours
- This is a full-time role (office hours are 9am – 5.15pm, Monday-Friday)
- The role is based at our Kingswood office with the option to apply for hybrid working upon successful completion of your probation.
